Summerset engaged the services of Holmes Construction Limited in 2010 to construct four apartment blocks at our Aotea site. Following initial preliminary, general and margin negotiation and subsequent trade tendering, Holmes worked collaboratively with Summerset to meet very tight budget constraints and get the project off the ground.

Since construction work commenced, Holmes have demonstrated a willingness to work with Summerset and their design consultants to provide successful design outcomes within the targeted costs. Holmes have provided assistance to resolve any financial matters arising in a timely manner. They have also provided a well thought out programme of work in consultation with Summerset, which they are successfully following, monitoring and regular updating. The project has run very smoothly to date, is ahead of schedule and Holmes have been proactive in discussing any matters arising promptly to ensure there are no unresolved contractual issues.

We are the owners of the complex, The Wellington, 203-239 Cuba Street. The complex comprises; two hotels, the 114 room Comfort Hotel Wellington, and 62 suite Quality Hotel Wellington; conference facilities and restaurant and bars for 230 people; 54 apartments; a pool and gym; 60 carparks.

Over the period from 2002 until the end of 2007 we worked closely with Holmes Wellington (HWL) developing this complex. During the period we used the same Architect, Quantity Surveyor, and Builder, a sure sign that an excellent relationship existed between all of the parties.

We found HWL to be diligent, honest, and competent. Their staff at all levels were excellent to deal with. They could always commit an adequate workforce but never behaved like a large company. Working on old buildings always leads to many variations and these were agreed amicably and reasonably quickly. Their site manager on the major part of the project, Mal Bird, is extremely adept at pre-planning. There was hardly a single design mistake which needed re-work as they were generally picked up well before construction took place.

For the second part of the project we set in place, nearly a year prior to completion, a financial incentive for HWL to complete the building 3 months early our major hotel season. They met this date and we both won!

All of the work has been of a difficult nature due to the fact that we insisted on being able to run our hotel at all times (a 24 hour x 365 day operation) with minimal interruption. The first part of the work, the strengthening of a large, three storey, brick building to the full modern Building Code, above operating shops with about half of the hotel operating at all times, was particularly difficult and could have easily corroded relationships. Dust, mess, and noise needed to be kept to a minimum and were.

We were extremely pleased that our architect received a prize in the 2008 NZIA Resene competition in the commercial section for the building. This was followed by a Building Award for HWL in 2009.

Over a number of years now we have had a successful working relationship with Tim and the team at Holmes Construction.

We have always found Holmes Construction to be practical and helpful in both pre-construction advice and on site during construction. They look at a number of options to make sure the client objectives are met while they are getting the best value for money.

The projects we have worked on with Holmes Construction vary in size and complexity from warehouse structures to multi-storey buildings.

It is always important for us that a contractor forward plans a project so that they are looking at a site activities weeks or even months in advance to ensure the smooth running of a project. Holmes Construction have shown they are such a contractor to achieve this.

Holmes was engaged by us to construct 18 apartments at 2 Macauley Street Johnsonville for us as part of a larger project of 32 units. One building was 6 units (2 levels) and another 12 units (3 levels). The site was complex and had limited access. At each stage in the process from initial consultation, detail design, programming, on site construction, variations to completion and code of compliance we have found Holmes to be excellent in every respect and would use them again in any further projects.

This was a project developed for Housing NZ and so required good documentation and communication for the many variations, and excellent Q&A plan, good Health and Safety plans and good site coordination with partial occupation of the development part way through. In all these areas Holmes was excellent.

The delivery to deadlines was excellent. We will have 12 of the units 2 months ahead of schedule and 6 right on time. They took leadership with the other major contractors and facilitated excellent on site coordination, something that was important for the projects success.

Unlike some contractors we found Holmes to be honest, realistic and always fair in our dealings. There were no surprises and they genuinely cared about the bigger picture objectives of the project not just their own interests.

We would recommend Holmes to any prospective clients as we have only had a positive experience. Their skills would fit well with any social housing project.
